City Dynamic plans roadshows in Hong Kong, Taipei and Tokyo to attract overseas buyers.
City Dynamic, a joint venture between City Realty and Swire Properties, has recorded 10 billion baht in sales at its two Upper House-branded residential projects on Bangkok’s Wireless Road and plans to expand its marketing to overseas buyers.
About 100 units at Upper House Residences Bangkok and The Wireless Residences by Upper House have been sold since private previews began in May, the company said.
Most sales were transacted at between 500,000 and 600,000 baht per square metre, while some residences fetched more than 850,000 baht per sq m.
The developer plans roadshows in Hong Kong, Taipei and Tokyo following the private sales campaign.
Casey Au, co-managing director of City Dynamic, said the company sees potential among overseas buyers looking for second homes and long-term investments in Bangkok.
“Our private sales have given us valuable insights into buyers’ priorities and demand across our residential offerings,” he said. “We are now ready to introduce the development to international buyers.”

The two freehold projects mark the Upper House hospitality brand’s first move into branded residences, according to the company.
Adrian To, director of residential at Swire Properties, attributed the sales performance to the freehold location on Wireless Road, the design team and the Upper House brand.
“The response reinforces our confidence in Bangkok’s long-term prospects as an ultra-luxury residential market as we introduce the development to a wider international audience,” he said.
All sales to date have been secured through appointment-only previews at the Upper House Residences Lounge on Wireless Road, which features three show residences.

Thomas Woolsey, co-managing director of City Dynamic, said construction was progressing. Upper House Residences Bangkok is scheduled for completion in 2030, followed by The Wireless Residences by Upper House in 2031.
Established in February 2023, City Dynamic brings together Thailand’s City Realty, whose majority shareholders are members of the Sophonpanich family, and Hong Kong-listed Swire Properties.
