ARAYA Industrial and Logistics Hub has secured 100% occupancy for Phase 1 ahead of its August 2026 completion date. The 21,091-square-meter facility has been fully leased to TeraCule Technology (Thailand) Co., Ltd., a multinational specializing in integrated liquid cooling systems and thermal management for high-density AI data center infrastructure. The project is situated within ARAYA – The Eastern Gateway.
Developed by Frasers Property under a Hybrid Ready-Built Factory & Warehouse concept, the facility meets U.S. Green Building Council LEED standards. The infrastructure features a 12-meter internal clear height, a floor loading capacity of 3 tonnes per square meter, two dock levelers, and ramp access designed to accommodate six-wheeler trucks and trailers.
Kamonkarn Kongkathong, Managing Director of Araya Land Development Company Limited, stated that welcoming TeraCule Technology prior to Phase 1 completion highlights strong demand for sustainable hybrid industrial space. She noted that the commitment reflects growing investor confidence in Thailand as a destination for high-tech foreign direct investment (FDI).
Phase 2 Development Announced to Meet Future Investment Demand
In response to market demand, ARAYA – The Eastern Gateway plans to develop approximately 20,000 square meters of additional space in Phase 2. This expansion aims to support advanced manufacturing, technology, logistics, and other growth industries.
